New Construction vs Resale 55+ Communities in Northern Virginia

What this site can and cannot verify

Every 55+ community profiled on NOVA 55 Homes currently trades as resale in our community data. We do not label any of the 18 neighborhoods as having active builder inventory or a current new-construction sales office. If a builder later reopens a phase, confirm that on the listing and with the association, not from this article.

The useful comparison is therefore newer-built resale versus older resale: construction era, remaining systems life, HOA reserve context, and how finished the amenity campus already is. Use the comparison guide for the decision framework, then open individual community pages for build years.

Newer-built resale communities

The newest published build window on this site is Heathcote Village in Haymarket (2016-2020), followed by Liberty Grove (2015-2017), Regency at Creekside (2014-2018), Carter's Mill (2013-2018), and Heritage Highlands (2014-2016). Those dates describe original construction, not a guarantee of remaining warranties or updated interiors.

Regency at Dominion Valley (2005-2016) and Four Seasons at Historic Virginia (2004-2014) also include later phases. A 2016 home in a community that started in 2005 is still a resale, and it may sit next to an earlier elevation with different systems and finishes.

Older resale communities

The earliest published build window is Heritage Hunt Country Club (1996-2006). Other 2000s-era communities include Potomac Green (2004-2014), Lansdowne Woods (2004-2014), Dunbarton at Braemar (2004-2010), Central Parke at Lowes Island (2005-2010), Four Seasons at Ashburn (2006-2008), Saintsbury Plaza (2006-2008), Suffield Meadows (2006-2010), and Vint Hill Manor (2006-2008).

Older resale can still be the better fit when the amenity campus is already complete, the lot or view is right, or the HOA has a long operating history. It can also mean more variation in roofs, HVAC, and kitchen updates. Spring Hill and Trilogy at Lake Frederick do not list a published build-year range in our community data; evaluate those homes individually.

How to choose between newer and older resale

• Treat every purchase on this site as a resale unless a listing independently proves remaining builder inventory
• Compare homes of similar vintage inside the same community before you compare across communities
• Ask for HOA reserve studies and recent capital projects, especially in 1990s and early-2000s neighborhoods
• Do not assume a later build year means a lower HOA or a more complete amenity package
