This article does not rank the cheapest 55+ homes in Northern Virginia. Sale prices move with home type, updates, and inventory, and this site does not publish a live ranking of purchase prices. What we can compare from verified community data is relative carrying-cost context: published HOA snapshots, home type, community scale, and county location.
Use the home value estimator for recent price-per-square-foot trends by community, then confirm the current HOA fee, special assessments, and inclusions in the resale packet for any specific home. A lower HOA does not automatically mean a lower total cost of ownership.
Published HOA snapshots, not a price ranking
Among communities with published fee notes, the lower end of the HOA range includes Vint Hill Manor in Warrenton and Heritage Highlands in Lovettsville. Confirm current fees in the resale packet. Those communities come with trade-offs: Vint Hill has no private clubhouse, and Heritage Highlands has no community pool.
Mid-range published snapshots include Four Seasons at Historic Virginia, Carter's Mill, where Del Webb lists about $272 per month, Dunbarton at Braemar, Potomac Green, and Regency at Creekside. Confirm current MLS-derived fees in the resale packet. Those communities generally include more on-site recreation than the lowest-HOA examples.
Higher published or combined fees appear at condo-forward addresses, including Four Seasons at Ashburn, Central Parke at Lowes Island, and Lansdowne Woods. Heritage Hunt publishes 2026 rates of $420 for single-family and attached homes and $820 for condominiums, with golf extra. Several communities, including Spring Hill, Heathcote Village, Suffield Meadows, Saintsbury Plaza, Trilogy at Lake Frederick, and Regency at Dominion Valley, do not publish a single fee figure in our sources.
Home type and county change the budget as much as the HOA
Attached villas and condominiums can reduce exterior maintenance compared with detached homes, but condo associations often collect more of the building envelope in the monthly fee. That is why a compact Ashburn condo can show a higher HOA than a Haymarket villa community even when the purchase price looks similar online.
County geography also shapes the search. Loudoun County includes both the lower-HOA Lovettsville villas at Heritage Highlands and higher combined condo fees in Sterling and Leesburg. Prince William County has a wide published range, from Carter's Mill and Four Seasons at Historic Virginia to Heritage Hunt condominiums. Fauquier County is a smaller two-community market where Vint Hill's cited dues are low and Suffield's fees are unpublished.
How to compare without chasing a cheapest label
